This module's learning objectives include reviewing the requirements and options for the foundation of Step/Tier Code 3, 4, and 5 homes, as well as considering how the evolution of Radon gas provisions, high wind and earthquake resiliency and affordability of homes in Canada may change traditional choices in below-grade design and construction. It is essential to recognize that current basement and crawlspace construction has a long history based on the needs of homeowners, ranging back centuries. It is also interesting to recall that most people equate basements with less-than-optimal environmental quality. It is crucial that the industry steps back and rethinks how we approach the critical task of designing and building the connection of homes to the ground. It is also crucial that the options explored for the evolution of foundation systems will provide improved performance while remaining cost-effective and buildable. Basements do not need to be expensive, smelly, dank places. In fact, basements/crawl spaces may not need to be at all.
This session includes:
- Evaluating the risks and rewards of choosing a basement, a heated crawlspace, an unheated crawlspace, or a slab-on-grade,
- Discussing preserve-treated wood foundations, traditional concrete foundations, Insulating Concrete Form (ICF) foundations, and pile foundations,
- What to do when ground conditions go beyond Part 9 provisions, and how to work with Geotechnical professionals,
- Understanding groundwater, moisture and hydrostatic pressure,
- Discovering the cause of basement problems and how to minimize the risk,
- Exploring the evolution of Radon Gas provisions, and
- Uncovering considerations for foundations resulting from the evolution of earthquake and high wind design for homes.
